Cheapest new builds found in East Midlands



Erewash in Derbyshire has been revealed as having the most affordable new-build housing, according to new research of local authorities in England and Wales.


Using data from the Office for National Statistics, One Sure Insurance found the median price for new-build housing in Erewash to be £122,750.

 

This largely rural borough therefore has the cheapest median new-build housing price in England and Wales, with the One Sure Insurance study ranking the 30 cheapest.

 

The second most affordable local authority is Stoke-on-Trent with a median new housing price of £126,858.

 

The Wirral in Merseyside ranked third with a median new housing price of £135,000.

 

Some major conurbations featured also in the list.

 

Fourth was Welsh capital Cardiff with a median new-build price of £155,548.

 

Following closely behind was Liverpool, the fifth largest city in the UK, with a median new-build price of £170,950.

 

Only two of the top 30 cheapest local authorities, Crawley and Slough, were located in the South East.

 

None were located in London.

 

A spokesperson for One Sure Insurance remarked upon the occurrence on the list of large settlements like Liverpool, Stoke-on-Trent and Cardiff: “This is likely due to the increase of affordable new housing in boroughs that have the most demand for them from their growing population, while Erewash’s low pricing comes from its rural positioning.

 

“There are also many boroughs in the list that lack data for most types of housing.

 

“This might mean they either only have recorded pricing data for newly built flats and maisonette houses, or they were the only housing types available in those areas last year, which may be indicative of the current housing market.”
